•b. Preparation
Now that you know your price range, you can begin the search. First make a checklist of the type of home, location, inside and outside features, condition,etc. At this time, you should also decide on a lawyer so that he/she will be ready to check all legal documents.
•c. The Search, for house and agent
Using my services as your Buyer's Agent to work exclusively for you is very important at this stage. I will focus my search based on your pre-approved mortgage/ price range, house criteria and will look after your best interest. The Buyer Representation Agreement is a powerful contract which establishes the fiduciary duty of your agent.
•d. Making An Offer
If you have decided that this is the right home, we will discuss together the elements of your Offer. I will prepare a Comparative Market Analysis to help you make a decision on the "right price" and the necessary conditions that will be included, such as home inspection, and financing. I will personally accompany you during the home inspection. Once the conditions are met, we have a firm Offer.
•e. Closing the deal and taking possession
At this point, all documents will be forward to your lawyer who will coordinate with your Mortgage Broker/specialist and Seller's Lawyer on closing arrangements.

The criteria that you have established will be inputted into the system of TREB and all MLS listings that match your criteria are automatically emailed to you. You will receive fresh listings each day as compared to the www.realtor.ca which is 1-2 days late. You can view these online and choose the ones you want to visit. I will arrange and accompany you for all viewings. This will save you a lot of time and remove a great deal of stress from you.
